The City Above Toronto Sees A Boost To Real Estate Values

In contrast to many areas facing a downturn in residential sales due to a lack of buyer confidence, popular places such as Vaughan, Ontario, the “City above Toronto” are indeed recording a ‘seller’s market’ as a result of fast paced growth. The city of Vaughan has transformed over the past 20 years from a farming township to a fast paced urban hub of a number of communities with a rustic feel. In only 10 years, the community of Vaughan expanded 276 percent and is predicted to rise to 1.5 million by 2031.

The census figures from 2006 reveal that Vaughan is attracting a lot of young residents, with 81 percent of the community below 55 years old with a median age of 35.9 years, which is significantly lower than the 39 year-old average for Ontario.~ Vaughan is attracting young residents, and based on the 2006 statistics the median age is 35.9 years with more than 81 percent under the age of 55.} The appetite for single-family dwellings has swelled as a result, and even though 65% of the housing still consist of detached dwellings, research by the York Region Planning Department show there is a steady shift in condominium apartments and multiple-row house construction in the past few years.

Studies also reveal that the average median income of Vaughan residents is 31 percent more than the national average, and as a result the housing values are usually a bit higher than in nearby Toronto. The effect of this can also be seen in Markham homes for sale as well which has also seen an increase in demand from purchasers and is great news for sellers.

One of the more popular appeals of Vaughan real estate is how close it is to Toronto’s services, however without the high pace of a metropolitan center. The region has strived to keep a small town community charm by incorporating lots of green spaces within well designed neighborhoods naturally divided into communities which have up-to-date schools and civic hubs. Buyers are also enticed by the focus on public green spaces set amid Residents have easy access to close by shopping malls, restaurants, entertainment and well cared for recreation centers. There are as well lots of of daycare and first response health care facilities including a new area hospital.

Thanks to the flat terrain, an impressive criss-cross of well-paved four lanes roads connect the highways and toll roads leading to Toronto from Vaughan’s residential neighborhoods. The Greater Toronto Transit Authority, known as as GOT, provides inter-regional passenger trains and shuttles for rush hour, and the Viva Bus line has streamlined Van Hool blue buses that service the York Region Transit service. The Greater Toronto Transit Authority, referred to as GOT, provides rush hour passenger trains for stops in Vaughan and the Toronto Transit Commission (TTC) has bus routes that link to subways and RT stations in Toronto.

Unlike the heavily populated Toronto area, there is still lots of undeveloped Vaughan real estate available. Because Toronto has such a dense population, there are less opportunities to custom build houses and estates in the metropolitan area.

The open areas also offer potential for more economic attractions to the area such as Canada’s Wonderland, a first rate amusement park located in Maple, one of the communities in the city of Vaughan. Agricultural land comprises a large portion of open land and there is a move afoot to try and protect it.

The other communities that make up the city of Vaughan are Woodbridge, Klienburg, Markham, Concord and a portion of Thornhill. Each region has a special flair– artfully mixing older homes, upscale neighborhoods and multi-family dwellings around industrial districts, shopping malls and business districts.
