
Grants for new home purchases extend beyond first time home buyers

In an effort to encourage more opportunities for businesses construction and related industries and employment in the NSW Government has announced that major concessions are being made to stamp duty on the purchase of all households new for those who are not first-time buyers.
Under this new plan adequately for the NSW housing Acceleration Plan (HCAP) new home buyers can benefit from a 50 percent reduction in duty payable on property not exceeding $ 600 000 in value.
A "home" is defined as a building that can legally be used as a residence and the Chief Commissioner's view, a suitable building for use as a residence. After this, a new home is said to is a house that has not been occupied or sold as a residence and includes a housing renovation.
To be eligible to apply for HCAP agreements for the sale or transfer of a new home should be reached after which 1 July 2009 and before January 1, 2010.
Agreements for the sale or transfer are generally considered eligible If new housing is finished and ready for occupancy or if the agreement provides for the sale or transfer of land where the house will be built before the end of the sale or transfer known form of a purchase plan. There are restrictions that apply to agreements outside the plan later to determine eligibility.
As new units, new housing plan and agreements are eligible for HCAP agreements and other situations are not. For example, buyers who have signed a contract to build complete houses are not HCAP eligible for the award, according to the Human Rights Act 1997, these contracts are not subject to tariffs. Similarly, owner-builders are not eligible under the HCAP, because they are not responsible for rights under the Civil Rights Act of 1997 either. HCAP does not apply to the purchase of vacant land.
Other items on the criteria Note eligibility are: no limit to the number of houses one person can claim under HCAP form, there is no age limit for candidates of HCAP, no obligation so that the purchaser is an Australian citizen or permanent resident, and applications are not limited to natural persons.
